Overland Realty Capital LLC (“ORC”), a wholly-owned subsidiary of Overland Capital Group, Inc., is a real estate investment company specializing in providing short-to-medium-term joint venture equity, preferred equity and mezzanine capital to experienced third party developers to facilitate the development, renovation or repositioning of multifamily projects located in major markets in the United States.
ORC places equity raised by its parent company, Overland Capital Group, Inc., in multifamily development projects and value-add acquisitions of existing multifamily properties, typically over a term of between 2 and 5 years. ORC’s capital is placed as participating equity at the partnership level or, in certain select instances, as preferred equity or mezzanine financing. ORC usually invests between 80% and 95% of each deal’s equity requirement, with a typical transaction size of between US$3 million and US$20 million. ORC generates superior risk-adjusted returns for its investors by carefully screening for investments with reliable value creation potential and proven sponsorship.
ORC invests in apartment and condominium transactions with regional and national developer and operating partners possessing successful comparable experience, a strong presence in the subject real estate market, an articulated and proprietary business plan, a focus on multifamily properties and the ability to create ongoing deal flow.
ORC has invested its investors’ capital with several experienced developers throughout the United States, including Fairfield Residential. ORC also has provided equity capital for sponsors having a more regional focus, such as Barry Swenson Builder, Tambone Investment Group, Oculus Development, Abbott Real Estate Development and Overland Development Group.
